What rental properties are you looking for?

We are looking for apartments from 120 m² and houses from 130 m² in Wiesbaden, Mainz and the surrounding area, a maximum of 20 minutes' drive to the Clay Kaserne in Wiesbaden Erbenheim, Mainz Kastel or Amelia Earhart Building in Wiesbaden.  These properties are sought for 1-2 people, but families require larger properties of 160 m² or more.  

 

The equipment of these objects should be modern and well-kept. A must is a fitted kitchen fully equipped with electrical appliances, a balcony or terrace, at least one parking space (ideally two), but often built-in cupboards, lifts, washing machines and dryers and pre-installed lighting are desirable but not a must. Fully furnished apartments, however, are rarely requested by Americans, but if so, this happens for a short period of time.

How does the rental process work?

We take care of the entire rental process, from the commissioning, property recording, preparation of an exposé in English and the application of your property via our network, which has grown over the years, as well as online and offline, the pre-selection of suitable tenants (according to your criteria), Obtaining self-information, coordinating the viewings, communicating about the status of the rental activities, preparing the rental contract and handover protocol up to the successful handover of the apartment. You only sign your rental agreement after you have selected the tenants.

Formalities and rental period?

The American Housing Office has a standard rental agreement for letting (which is based on the German BGB contract, but deviates in two paragraphs) which is written in both German and English and should generally be used when renting , the same also applies to the handover protocol. Both documents will be completed by us in detail and, after consultation with you and the potential tenant, will be passed on to the American Housing Office for review.

 

The rental period is usually between 3-5 years, whereby a decision is made after approx. 2-3 years whether this should be extended. The deposit accepted by the American Housing Office is usually two net rents - but we can often achieve more for you.
